Commercial Modular Buildings:
Commercial modular buildings comprise nearly every kind of building and use group except single family homes.   All modular buildings are built to stringent state and local building codes and regulations and bear a third-party, state approved inspection seal certifying code compliance.   The evolution of modular building technology has provided for five basis categories of modular buildings:

 

Permanent Modular Buildings:
Uses: Modular schools, classrooms, hospitals, healthcare facilities, office buildings, libraries, retail buildings, restaurants, high tech manufacturing, bio-tech, transportation and correctional buildings.

Permanent modular construction is quickly becoming a preferred construction delivery method due to inherent “green” construction methods employed, speed of delivery, quality of construction, fixed cost nature of modular construction delivery and flexibility of architectural design.

Concrete flooring systems with steel frame or wood frame construction with brick exterior claddings or other rain shield technology claddings are typical construction applications seen today.

Any kind of interior finishes, fixtures, window or door packages are available to meet the needs of the client.

These buildings would qualify for tax-exempt lease-purchase financing with a public entity borrower.


Permanent Multi-Family Modular Buildings:
Condominiums, apartments, multi-family homes, group homes make up the largest segment of this typically wood-frame kind of building.

Interior and exterior finishes and fixtures are the same as any kind of site-built building.

All permanently constructed modular buildings should be virtually undistinguishable to site built construction once each respective building is complete.

All buildings today are custom designed to accommodate the breadth of market requirements for these buildings.

These buildings would qualify for tax-exempt lease-purchase financing with a public entity borrower.

 

Relocatable Modular Buildings:

Relocatable Modular buildings are used most often as modular classrooms, medical and healthcare facilities, office buildings, prisons and any other facility where the occupancy of the building has been to be determined to be of defined or short duration.  Many relocatable modular buildings we have built are still in place thirty (30) years after installation and with normal maintenance, those same buildings will provide another thirty years of service to the owners of the buildings.

Relocatable Modular Buildings, as with all modular buildings are built to stringent state building codes but are designed to be moved from one location to another.  Because of this design, the buildings are able to be rented, leased and would qualify for tax-exempt financing with a public entity borrower.

Typically, relocatable modular buildings are built on pier foundations that are more easily discontinued in the event the building is moved off of the site to another location.
